Position Summary

Northeastern Conference House HDFC is seeking an experienced and dependable Building Superintendent to oversee the daily maintenance and operation of our residential apartment building. The ideal candidate will be responsible for maintaining the property, responding to resident service requests, supervising contractors, and ensuring the building remains safe, clean, and in compliance with all applicable regulations.

 

Responsibilities

  • Perform general maintenance and repairs, including plumbing, electrical, painting, carpentry, and minor HVAC work.
  • Respond to maintenance requests and building emergencies in a timely manner.
  • Conduct daily inspections of building systems and common areas.
  • Maintain cleanliness of grounds, hallways, laundry room, and other common areas.
  • Coordinate and supervise outside contractors and vendors.
  • Monitor building safety and report any hazardous conditions.
  • Assist with snow removal and seasonal property maintenance.
  • Maintain maintenance logs and work order records.
  • Ensure compliance with HUD, HPD, FDNY, DOB, and other applicable regulations.
  • Provide professional and courteous service to residents.

 

Qualifications

  • Minimum 3 years of building maintenance or superintendent experience preferred.
  • Knowledge of plumbing, electrical, carpentry, painting, and building systems.
  • Ability to lift up to 50 pounds and perform physical labor.
  • Strong communication and customer service skills.
  • Ability to work independently and prioritize tasks.
  • Must be reliable, organized, and professional.

 

Requirements

High School Diploma or GED preferred.

Valid driver’s license preferred.

Ability to be on-call for emergencies.

 

Compensation

Salary commensurate with experience.

BUILDING SUPERINTENDENT JOB DESCRIPTION

Position Title: Building Superintendent

Reports To: Property Manager

Location: Residential Apartment Building

Position Summary

The Building Superintendent is responsible for the overall maintenance, cleanliness, safety, and daily operation of the property. The Superintendent ensures that all building systems are functioning properly, repairs are completed in a timely manner, and residents receive quality service. The Superintendent must maintain a professional demeanor and comply with all company policies and housing regulations.

Essential Duties and Responsibilities

  • Building Maintenance
  • Perform routine maintenance and repairs throughout the property.
  • Inspect common areas, mechanical rooms, and building systems daily.
  • Coordinate and oversee contractors, vendors, and service providers.
  • Respond promptly to maintenance requests and emergencies.
  • Maintain boilers, HVAC systems, elevators, plumbing, electrical systems, and other building equipment as required.
  • Ensure all repairs are completed safely and efficiently.

Grounds and Housekeeping

  • Maintain cleanliness of common areas, sidewalks, parking lots, and grounds.
  • Supervise snow removal, ice treatment, and seasonal maintenance.
  • Ensure proper garbage collection and recycling procedures are followed.

 

Safety and Compliance

  • Conduct regular safety inspections of the property.
  • Ensure compliance with HUD, HPD, DOB, FDNY, OSHA, and all applicable regulations.
  • Maintain emergency preparedness procedures and respond to emergencies as needed.
  • Report hazardous conditions immediately to management.

Resident Relations

  • Maintain courteous and professional interactions with residents.
  • Address resident concerns and service requests promptly.
  • Respect resident privacy and maintain appropriate professional boundaries at all times.

Administrative Duties

  • Maintain maintenance logs, inspection records, and work orders.
  • Track inventory of building supplies and equipment.
  • Submit reports to management as requested.
  • Notify management of major repairs, safety concerns, or lease violations.

Qualifications

  • High school diploma or equivalent required.
  • Minimum of three (3) years of building maintenance experience is preferred.
  • Working knowledge of plumbing, electrical, carpentry, painting, and general repairs.
  • Ability to operate maintenance equipment and tools safely.
  • Strong communication and customer service skills.
  • Ability to lift to 50 pounds and perform physical labor.
  • Availability to respond to after-hours emergencies.

Work Schedule

  • Full-time position.
  • On call for emergencies as required.
  • May require weekend, holiday, or evening work.

  • Maintain the property in a safe, clean, and orderly condition.
  • Complete assigned work promptly and professionally.
  • Follow all company policies and procedures.
  • Maintain positive relationships with residents, staff, contractors, and management.

  • Failure to perform duties satisfactorily or violation of company policies may result in disciplinary action, up to and including termination of employment.
